With more than 20 years experience as a builder, our Managing Director Alex Mitchell provided Domain a behind-the-scenes glimpse of granny flat development and discussed some of the important details future buyers need to be aware of.

Whether a standard build or a more custom design, Alex shared how the time frame can vary from project to project.
Generally, the design and approval process with our team takes 12 weeks to complete, depending on your state’s regulations and local government requirements, design add-ons and other features.
When it comes time for the onsite construction phase, you can expect your granny flat to be built in around 15 weeks, or up to 20 weeks depending on the complexity of the build and local weather conditions.
Individual budgets vary from client to client, and so the Backyard Grannys team are committed to providing value for money for our clients while increasing the value of their property.
Typically, you could expect to spend around $180,000 on a two bedroom, 60 square metre granny flat based on one of our existing designs.
We are more than happy to tailor a design to your specific needs, which will vary the quote range.
As an example, we recently completed a $350,000 granny flat build for a client, which involved many additional components including a spacious deck, fireplace and high-end finishes throughout.
Granny flats present a great opportunity for you to utilise and optimise your land. They offer a safe option for ageing family members to live in, or you may be keen to join the growing trend of creating rental income on existing property. However before taking the leap to buy a granny flat, Alex warns is it important to first check the regulations for your block of land, ensure the existing services infrastructure is adequate, and to identify the land-owners before entering into a building contract.
