Although granny flats first became a popular alternative for families looking to accommodate older family members, the concept has since evolved into a great investment property option and a viable choice for inter-generational living. These compact dwellings are usually in the backyard or adjacent to the main home.

Granny flats are complete with a bedroom/s, kitchen, bathroom, laundry, and living space, with granny flat regulations requiring this all to be in a compact 60m2. This can be achieved across different floor plans and comes in many styles.

There are many advantages to living in a granny flat. They are a cost-effective living option, require less maintenance than a larger home and allow family to be close whilst maintaining privacy.

However, like everything, there are some drawbacks to a granny flat: they can’t be subdivided, the approval process can be lengthy, and storage space is reduced.

That’s why we have created this helpful guide on granny flat pros and cons so you can decide if it suits your needs and lifestyle.

Advantages of living in a granny flat

Cost-effective living

Living in a granny flat can be more affordable than living in a traditional home or apartment as they’re smaller and require less maintenance and cleaning. It can also mean lower utility costs.

Inter-generational benefits

One major advantage of granny flats is that they are ideal for elder relatives members but also young families or couples looking to gain their independence whilst still being close to family.

The Sydney Home Show in 2023 suggests 1 in 5 families have multi generational living arrangements, so it is clear to see how granny flats are helping keep this a viable option. Check the rest of this article for more information on reasons the granny flat boom is not slowing down.

Multi-functional use

A granny flat is also a great option to include on your property for additional accommodation for visiting guests, a retreat for an ever-growing family such as a parents or teenage retreat, or granny flats can make a great home office or pool house.

Disadvantages of living in a granny flat

Granny flats cannot be subdivided

Once a granny flat has been completed on your property, it cannot be subdivided and sold as a separate dwelling. This means the granny flat will always need to be on the same parcel of land as the primary dwelling.

Approval process

Since introducing the State and Environmental Planning Policy (SEPP) in New South Wales, the approval process for a granny flat has become quicker and easier through the Complying Development Certificate (CDC).

However, there are some criteria your property needs to meet to be eligible for this pathway. If your property does not meet the full criteria then a Development Application will be required, but this isn’t a reason for concern as Backyard Grannys will look after this process for you from start to finish.

To see if your property is eligible for the fast-tracked CDC, contact our team, and we will walk you through the process.

Reduced storage space

Understandably, considering granny flats are a maximum of 60m2, there will be limitations on internal storage. However, don’t let this deter you, although some designs do not include storage space on the floor plan, you can adapt plans to include storage solutions.

Factors to consider before building a granny flat

Local regulations and planning permission

Local councils have specific rules and regulations regarding the construction or placement of secondary dwellings. In some areas, there may be restrictions on the size, height, or type of granny flat allowed.

Backyard Grannys can assist you in understanding the approval process for building a granny flat on your property. In some cases, you may not need council approval. However, we can work with you to ensure the correct processes are followed.

Layout and design considerations

An important choice in granny flat living is the layout and design options. These compact living spaces can provide both comfort and independence.

To create a comfortable and practical living arrangement, you must balance personal preferences and local building regulations. Be sure to do this step in your initial design process.
